Superior Homes Breaks Ground for Ksh.3 Billion Estate Construction in Kiambu

Superior Homes Kenya has commenced construction of a Ksh.3 billion residential project in Ruiru, Kiambu County.

The development, named The Orchards at Northlands, is an estate designed to meet the rising need for organised, high-quality housing in fast-growing satellite towns around Nairobi.

Speaking during the groundbreaking ceremony, Superior Homes Managing Director Ian Henderson said the project is driven by clear market signals and long-term demand for well-planned residential communities.

“The demand for quality housing around Nairobi remains strong. This project reflects our confidence in the market and our focus on delivering developments that are well thought out, properly planned, and built for long-term value,” said Henderson.

Data from the Kenya National Bureau of Statistics (KNBS) shows that Kenya faces an annual housing deficit of about 260,000 units, while fewer than 60,000 units are delivered each year. This persistent gap continues to fuel demand for new residential developments, particularly those that combine infrastructure, planning and liveability.

It is set within the larger Northlands City development and has been designed to offer a balanced lifestyle through modern architecture, green spaces and essential social amenities.

The 25-acre project will comprise 130 units, including three-, four- and five-bedroom townhouses and villas.

Its location offers direct connectivity to the Eastern Bypass and Thika Superhighway, placing residents within easy reach of Nairobi’s commercial, educational and lifestyle centres.

Kenya’s real estate sector remained resilient through 2025, supported by infrastructure expansion and urban growth. In 2026, demand is expected to stay firm, particularly for planned residential estates that provide reliable infrastructure, security and strong potential for property appreciation.
