
The Mukuru Kwa Njenga Affordable Housing Project is one of the Kenyan government’s most forward-thinking urban renewal efforts, bringing about deeper value which lies in a self-sufficient, service-rich community.
The project will, wholesomely, accommodate 13, 500 residents and slum dweller have an upper hand in unit allocation.
This week, we paid a visit to the project just to bring about some of the infrastructure features that set this affordable housing project apart.
Smart Piped Gas System
A centralized piped gas network is already operational in the estate. Each home is equipped with a metered gas connection, removing the need for residents to store or refill cylinders. The system includes automated leak detection, which cuts off supply instantly in case of irregularities—dramatically improving household safety.
Retail Shops and Shopping Mall
This is one of the features that is in the pipeline. It includes plans for retail spaces and a shopping mall right within the compound. This is designed to support local businesses while offering residents easy access to essential goods and services, all within walking distance.
On-Site Fire Station
A dedicated fire station is part of the estate’s public safety infrastructure. Once completed, it will provide rapid emergency response capabilities—a critical need in high-density urban housing—and reinforce the development’s commitment to resident safety.
Level 4 Hospital
A Level 4 health facility is planned for the entire larger community and its surrounding. It will offer both outpatient and inpatient services, ensuring accessible, quality healthcare for residents without the need to travel far.

Primary and Secondary Schools
To support education, the estate will include both primary and secondary schools and will make education more accessible by eliminating long commutes, thus encouraging consistent school attendance and reducing absenteeism.
Police Station
A police post will also be established within the estate, bringing community-level security services closer to residents. This is expected to improve response times and foster a safer, more orderly environment.
Chief’s Office
A chief’s office will serve as a local governance hub, offering residents easier access to administrative services and facilitating smoother coordination between the community and government agencies.
Mukuru Kwa Njenga housing project is still under construction, although it’s already been commissioned (May this year) by President William Ruto. The project encompasses a bedsitter, one-bedroom and a two-bedroom apartments (still under construction).
By the time of publishing this article, only five blocks comprising bed-sitters had been occupied with new tenants expected.
The project, according to the President, reflects a new approach to low-cost housing—one that goes beyond providing shelter to include the full spectrum of amenities needed for dignified urban life.
